In dieser zentralen Position unterstützen Sie ein regionales Team von fünf Projektentwicklernbei der Verwaltung von Unternehmensprozessen und -verfahren für mehrere Immobilienentwicklungs- und Bauprojekte in Deutschland. Diese Position ist entscheidend, um sicherzustellen, dass jedes Projekt den Unternehmensstandards entspricht und die Vertragsverwaltung effizient ist. Der ideale Kandidat (m/w/d) fühlt sich in einem schnelllebigen, kundenorientierten Umfeld wohl, in dem er mehrere Prioritäten unter einen Hut bringen und auf interne und externe Kundenbedürfnisse reagieren muss. Diese Position steht im Mittelpunkt der Geschäfts- und Projektabläufe des Teams und unterstützt Projekte und Ergebnisse.

In dieser Position antizipieren Sie die Bedürfnisse des Teams und helfen ihm, sich auf seine Ziele zu konzentrieren, indem Sie alle globalen und europäischen Initiativen vorantreiben, Workshops veranstalten, Präsentationen vorbereiten, Berichte erstellen und andere Projektfunktionen übernehmen.

Sie überwachen Budgets und Fristen und unterstützen die Gesamtkoordination komplexer Projekte. Außerdem unterstützen Sie das Team in der Vorbereitungsphase, indem Sie Verantwortung für die Erstellung von Machbarkeitsstudien, für kleinere Teilprojekte und Vorabuntersuchungen für mögliche Ankäufe übernehmen.

Insgesamt liegt Ihr Schwerpunkt zu einem Drittel auf verschiedenen Verwaltungsaufgaben, zu einem Drittel auf globalen und EU-Entwicklungsstandards und zu einem Drittel auf Machbarkeitsstudien und Vorabuntersuchungen.

Sie arbeiten eng mit unseren Teams für Kapitalbeschaffung, Investment Services und Recht zusammen, um sich ein umfassendes Verständnis des gesamten Spektrums des Immobiliengeschäfts anzueignen. In dieser Position erhalten Sie eine hochwertige Betreuung, die Ihnen dabei hilft, sich zu einem Experten für Prologis Real Estate zu entwickeln. Diese Position untersteht dem Head of Development Management Germany.

• Aufbau und Pflege von Beziehungen zu Kunden und internen Stakeholdern, um Erwartungen zu erfüllen und Unterstützung zu bieten
• Überwachung der Projektkosten und Budgets anhand der vertraglich vereinbarten Kosten.
• Vorbereitung von Verträgen und Änderungsaufträgen.
• Verantwortlich für die regelmäßige Berichterstattung über alle DM-Projekte an interne Stakeholder.
• Verantwortung für Machbarkeitsstudien und Vorabuntersuchungen
• Unterstützung bei der Vorbereitung von IC.
• Unterstützung der Prologis-Initiativen im Bereich Umwelt, Soziales und Governance (ESG).
• Organisation und Vorbereitung von Workshops zur Prozessverbesserung und Verbesserung der Zusammenarbeit zwischen den Teams.
• Vorantreiben der Umsetzung globaler und EU-Initiativen zu Nachhaltigkeit und Innovation
• Verantwortlich für kleinere Teilprojekte im Bereich Projektentwicklung
• Überprüfen und Eingeben aller relevanten Projektinformationen und Rechnungen in PeopleSoft. Abgleichen des Vertrags nach Projektabschluss.
• Unterstützen von Auftragnehmern beim Vorqualifizierungsprozess und Einbinden neuer Lieferanten.
• Überprüfen und Pflegen der Versicherungsunterlagen von Auftragnehmern und Einholen von Aktualisierungen vor der Zahlung, falls erforderlich.
• Sicherstellen, dass die Kosten auf den Rechnungen korrekt codiert sind und mit der Budgetzuweisung des Vertrags übereinstimmen.
• Kommunizieren Sie mit Auftragnehmern und Beratern, um die Kostenkodierung und Prozessanforderungen von Prologis in Abstimmung mit den Entwicklungsmanagern zu verstehen.
• Erstellen Sie monatliche Spesenabrechnungen und unterstützen Sie den Leiter derProjektentwicklung Deutschland bei der Reiseplanung.
• Unterstützen Sie das gesamte Team beim Projektmanagement, bei wichtigen Besprechungen, bei behördlichen Vorgaben, Verträgen usw.

In this central departmental role, you will support a regional team of 5 Development Managers with managing corporate processes and procedures on multiple real estate development, and construction projects in Germany. This role is critical to ensure that each project follows company standards, and the contract administration is efficient. The ideal candidate thrives in a fast-paced, customer-centric environment, where they will balance multiple priorities and respond to internal and external customer needs. This role will be at the center of the team’s business and project operations, supporting projects and deliverables.

This position will anticipate the needs of the team and help them stay focused on their objectives by driving all global and European initiatives, administer workshops, prepare presentations, reporting and other project functions.

You will be overseeing budgets and deadlines and support on overall coordination of complex projects. You will also support the team in the pre-construction phase by being fully responsible for managing feasibility studies, smaller partial projects and pursuits.

Overall your focus will be 1/3 on various administrative tasks, 1/3 on global and EU development standards and 1/3 on feasibility studies and pursuits.

This candidate must have the ability to get along with all levels of management and partners to ensure the success of each project from start to completion including securing the business.

You will work in close collaboration with our Capital Deployment, Investment Services and Legal teams to fully understand the broad scope of the real estate business. You will receive high quality mentoring in this role to help you grow into a Prologis Real Estate expert. This role reports to the Head of Development Management Germany.

What’s needed in order to do that.

• Build and maintain relationships with customers and internal stakeholders to meet expectations and provide support
• Oversee project costs and budgets to actual based on contracted cost.
• Prepare contracts and change orders.
• Responsible for regular reporting on all DM projects to internal stakeholders
• Responsibility for feasibility studies and pursuits
• Support on preparation of IC
• Support Prologis Environmental Social and Governance (ESG) initiatives
• Organize and prepare Workshops for Process Improvements and improve collaboration between the teams
• Drive implementation of global and EU initiatives on sustainability and innovation
• Responsible for smaller pre-construction projects within Development Management
• Review and enter all relevant project information and invoices into PeopleSoft. Reconcile contract upon project completion.
• Assist contractors with the prequalification process and onboard new suppliers.
• Review and maintain contractor insurance files and solicit updates as required before payment.
• Ensure costs are coded correctly on invoices and are in line with the contract budget allocation.
• Communicate with contractors and consultants to understand Prologis cost coding and process requirements in coordinating with the Development Managers.
• Prepare monthly expense reports and assist with travel arrangements for Head of Development Management Germany.
• Support the overall teams’ project management, critical meeting schedules, jurisdictional deliverables, contracts, etc.
